This beautiful barn was originally a reproduction designed to replace the original in Essex, MA. It’s being used as an antique and home furnishings shop, but don’t let that stop you from using it to keep your farm equipment, vehicles, or livestock indoors! At 48′ by 38′, this is one of our larger barns, offering a 1,622-square-foot second floor for office or play space. Or, convert the upper floor into a residence larger than many homes!

Timber frame barns are completely at home in a rural environment. They’ve been a part of the New England geography for centuries, after all! Brooks Post & Beam barns and garages are made primarily of native New Hampshire native lumber – since they’re not necessarily insulated, the walls are often made of wood shiplap.
And while any timber frame structure will allow for flexibility, a barn can be even more versatile and responsive over time as your needs change. Just move the walls if you decide you want to turn your horse stalls into a parking area, apartment or art studio!

From gathering ideas to putting the final touches on your project, Brooks Post & Beam is your guide. We provide a roadmap of what to expect, turn your needs and wants into professional timber frame designs and, in turn, frames, and we support and strengthen your relationships with contractors.
Our decades of experience and our personal relationships with clients allow us to support them with empathy and integrity. Each person who works in our small company gets to know our clients in a way that makes this support a personal mission for each of us: We want to make your dream a reality and protect you from foreseeable trouble in the process.
We recognize that erecting the timber frame is only the beginning of the construction process. We will remain available to you and your builder throughout the process, to answer any questions and to offer suggestions on construction details, materials, and finishes. And we hope that you will invite us back when the project is complete so that we may take photos of your completed project for our photo gallery!
Brooks Post & Beam provides a complete set of building plans, including floor plans, foundation plan, elevations, sections and details. Separate timber frame plans are also included.
Your timber frame is crafted from locally milled, rough sawn Eastern White Pine timbers. A typical kit includes 6×6 posts, 6×10 and 6×12 beams and ties, 6×8 joists, 6×8 or 6×10 rafters, and straight 4×6 knee braces (mortise & tenoned). The Frame is pre-cut and numbered for easy assembly. Peg holes are pre-drilled, and the drawbore method ensures a snug fit without having to use straps and come-alongs.
Post Standoffs & Anchor Hardware
We supply either high-capacity post standoffs, or 10” granite blocks, to support the interior barn posts. We can also supply high-strength “Timberlinx” hold down hardware, where required.
We supply the same high quality 2×6 tongue & groove decking for both the loft floor and for roof decking – ready for you to cut and install on site.
We supply a tool kit with all of the specialty items you will need to assemble our frames. Your “toolbox” is built and filled with purchased and/or rented tools, fasteners, pegs, shop drawings, final plans, assembly plans, checklist and bill of lading for the trucking company. You will have copies of the Construction Manuals for your project – whether house, barn, or other structure. You will also have links to our video tutorials and resources.
We offer FREE telephone support or a paid onsite “Ambassador” to help you through the process (only necessary in more complex designs). For over four decades Owner-Builders like yourself have been our “bread and butter”. We recognize that erecting the timber frame is only the beginning of the construction process. We will remain available to you and your builder throughout the process, to answer any questions and to offer suggestions on construction details, materials, and finishes. We take pride in our ability to make timber framed barns and garages affordable and the building of your project a satisfying and rewarding experience.
